Job summary

CRM Residential is seeking a Maintenance Supervisor to lead the preventive maintenance program across our properties and supervise maintenance technicians. You will ensure upkeep, safety, and timely handling of resident work orders under the Community Manager's guidance.

This full-time role requires on-call availability, a high school diploma, at least one year of supervisory experience, and boiler or appliance repair knowledge.

Qualifications

• High School diploma or equivalent; 3-4 years of related experience can offset minimum education
• 1 year supervisory experience is required
• Experience with boilers or appliance repair preferred
• Valid driver’s license and reliable transportation
• On-call for nights and weekends as required by the property
• Knowledge of OSHA, fire prevention and safety regulations
• Schedule: FullTime 8:30am-5:00pm, Monday-Friday, on call is required
• Strong maintenance procedures and techniques

Responsibilities

• Implement and supervise preventive maintenance to preserve buildings and equipment
• Provide coverage for emergencies and coordinate absences with the Community Manager
• Inspect buildings and grounds and report deficiencies
• Supervise maintenance technicians and provide guidance
• Ensure timely completion of repairs and log work orders
• Monitor cleanliness and upkeep of public areas and grounds
• Manage maintenance staff performance and training schedules
• Oversee maintenance shop, equipment, and project vehicle
• Procure supplies with Community Manager approval
• Maintain inventory and vehicle mileage records
• Appear in court on behalf of owner when required
• Assist Community Manager with annual budget and plans
• Prepare bid specs and obtain competitive bids
• Assist with inspections (REAC, management reviews, local inspections) and ensure work orders are completed
• Complete incident reports within 24 hours of occurrence
• Assist orientation for residents on garbage disposal and appliances
• Maintain control of apartment keys
• Monitor for illegal activities; coordinate extermination procedures
• Bid tabulation for contractors and supervision of contractors on-site
• On-call emergencies; travel time included in time worked
