POSITION SUMMARY:
The Maintenance Supervisor will oversee complete site maintenance for a 100-to-300-unit apartment community. This role manages 1 to 5 direct reports. The ideal candidate is a service-oriented leader who is self-motivated and hardworking.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Maintain the community's physical integrity, including problem prediction and solving.
- Complete demanding Service Requests.
- Respond within 30 minutes to Emergency Service Requests and property disasters.
- Meet or exceed 7-day turnover and 48-hour work order goals.
- Oversee all work orders and turnovers, contracting out when necessary.
- Conduct weekly unit inspections for progress and well-being.
- Plan, schedule, and execute the preventative maintenance program.
- Assist in recruiting and interviewing potential team members.
- Monitor work progress, providing assistance and feedback.
- Provide performance feedback and assist in conflict management.
- Call out specialty trades with proper authorization.
- Manage subcontractor bids, schedules, and inspections, ensuring scope adherence.
- Identify and address hazardous conditions.
- Enforce safety protocols.
- Maintain adequate inventory levels and order materials.
- Deliver excellent customer service.
- Keep the maintenance shop organized and stocked.
- Ensure employees have proper hand tools.
- Fill in for absent maintenance personnel as needed.
- Inspect buildings and grounds for deferred maintenance.
- Ensure compliance with EPA regulations.
- Perform other duties as assigned.
REQUIREMENTS:
Skills and Qualifications:
- On-call availability during nights and weekends.
- Strong mechanical skills in appliance repair, plumbing, HVAC, electrical systems, etc.
- Effective and courteous communication with staff and vendors.
- Leadership and team management abilities.
- Self-direction and prioritization skills.
- Positive attitude.
- Ability to work in adverse weather conditions.
- Necessary hand tools for the job.
Education, Training, and Experience:
- High school diploma or equivalent required; some college or technical training preferred.
- 3 to 5 years of maintenance experience required.
- EPA Universal Certification required.
Physical Requirements:
- Constant physical activity including walking, standing, bending, climbing, pushing, reaching, grasping, and lifting.
- Heavy lifting over 50 lbs. often with assistance.
Vision, Hearing, Speaking, and Driving:
- Constant need for detailed visual and verbal communication.
- Frequent driving to various sites, requiring reliable transportation.
Work Environment:
- Primarily indoor, with frequent outdoor work in all conditions.
Reasoning Development:
High-level logical thinking and problem-solving skills required.
Supervisory Responsibility:
Oversee 1 to 5 team members.
