Job summary

CYM Living LLC in Indianapolis is seeking an experienced Maintenance Supervisor to lead the maintenance team across our properties. You will oversee day-to-day repairs, preventive maintenance, and safety compliance, ensuring residents enjoy well‑maintained homes.

You will mentor technicians, manage budgets, coordinate with leasing and management, and drive cost-saving, quality service while staying current with regulations. On-call coverage after hours, weekends, and holidays is required.

Qualifications

• Experience in facilities maintenance and vendor coordination.

Responsibilities

• Supervise and coordinate all maintenance activities for assigned properties, ensuring timely and efficient completion of repairs and preventive maintenance.
• Conduct regular inspections of properties to identify maintenance needs and ensure compliance with safety regulations.
• Lead, train, and mentor maintenance staff, fostering a collaborative and productive team environment.
• Develop and implement preventative maintenance programs to extend the lifespan of equipment and facilities.
• Manage the maintenance budget, tracking expenses and ensuring that projects are completed within budgetary constraints.
• Maintain accurate records of maintenance work orders, repairs, and inspections, and prepare reports for management as needed.
• Respond promptly to emergency maintenance requests and ensure issues are resolved quickly and efficiently.
• Collaborate with property management and leasing teams to address tenant concerns and improve overall resident satisfaction.
• Stay updated on local, state, and federal regulations affecting property maintenance to ensure compliance.
• Identify opportunities for improving property performance and implementing cost‑saving measures.
• Oversee the ordering of maintenance supplies and materials, ensuring proper inventory levels are maintained.
