Qualifications

• High school diploma or equivalent.
• 3+ years of direct technical work in plumbing, carpentry, HVAC, etc.
• Previous supervisory experience.
• Ability to lift up to 50 pounds and operate heavy equipment.
• Valid driver's license with good driving record and current auto insurance.
• Willing to be on call for emergencies after hours.

Responsibilities

• Manage a team of maintenance staff and ensure safe work practices.
• Interview, train, and conduct performance reviews; initiate disciplinary actions if needed.
• Perform preventative maintenance and document findings in a maintenance log.
• Review and delegate work orders promptly.
• Conduct regular property inspections.
• Monitor community mechanical equipment and upkeep of grounds equipment.
• Ensure timely, courteous, and efficient handling of service requests.
• Participate in annual community budget planning for maintenance and capital expenditures.
• Operate within the approved department budget and allocate funds accordingly.
• Communicate professionally with management and staff.
• Respond to guest concerns with respect and courtesy.
• Attend training programs and community-sponsored activities.
• Assist with capital improvement projects and special maintenance tasks.
• Perform on-call emergency services as required.
• Represent the community in a professional manner.
