Job summary

Avenue5 Residential is seeking a Maintenance Supervisor to lead the day-to-day maintenance operations and ensure the property complies with company policies and all regulations in Everett, WA. You will manage service requests, oversee preventive maintenance, coordinate with vendors, and mentor the maintenance team while maintaining safety, cleanliness and curb appeal for residents and staff.

Ideal candidates have a high school diploma, 3+ years in property management or related field, carpentry

Qualifications

• Must maintain a valid driver’s license and proof of auto insurance.
• Ability to read, write and understand English.
• Ability to use general office equipment (phone, fax, printer, copier, key track).
• Excellent customer service and interpersonal skills.
• Strong organizational and time-management skills.
• Ability to multi-task and manage priorities.
• Ability to perform basic mathematical functions.
• Ability to defuse tense situations with residents.

Responsibilities

• Lead day-to-day maintenance operations for assigned property.
• Ensure compliance with Avenue5 policies and all regulations.
• Manage service requests and unit make-ready standards.
• Review, track and address recurring maintenance issues.
• Oversee repairs across electrical, plumbing, HVAC, carpentry, and related areas.
• Monitor safety and risk management; promote safe work practices.
• Coordinate with vendors and monitor on-site contractors.
• Mentor and supervise maintenance staff; participate in on-call rotation.
