Job summary

Apartment Management Consultants (AMC) is seeking a Maintenance Supervisor to lead the maintenance team for a property. Responsibilities include scheduling daily tasks, preventing unit vacancies, and overseeing preventative maintenance to keep buildings and grounds in top condition.

The role requires HVAC, plumbing, and electrical knowledge, plus self-motivation and a hands-on approach with tools. Supervisory experience is preferred and on-call work may be required.

Qualifications

• HVAC, plumbing, and electrical knowledge required.
• Self-motivated with attention to detail.
• Ability to operate various hand tools including power tools.
• Ability to maintain positive relationships with internal and external contacts.
• Property maintenance/handyman experience.
• Supervisory experience preferred.

Responsibilities

• Perform and schedule daily maintenance tasks including preparing vacant units for occupancy and preventative maintenance.
• Assist with interviewing, screening, and making recommendations for service, housekeeping/custodial, or grounds personnel.
• Assist in training of all service, housekeeping/custodial, or grounds personnel.
• Clean and maintain work areas, tools, and equipment.
• Take the initiative to improve processes and maintenance methods.
• Maintain MSDS sheets and replacement logs.
• Hold the maintenance team accountable to ensure attendance and performance.
• Schedule and assist in supervision and selection of all vendor work.
• Manage inventory, ordering, and delivery of supplies for service, custodial and grounds departments.
• Ensure OSHA standards and company safety policies are followed at all times.
• Handle lock-outs due to evictions and 24-hour response to service requests.
• On-call availability as needed.
• Report unusual or extraordinary circumstances regarding property or residents.
• Remove snow and ice as necessary.
• Ensure necessary tools are on hand.
