Responsibilities

• Consistently ensure compliance within the maintenance team.
• Improve processes and find efficiencies in workflow.
• Lead the management, training, and retention of maintenance staff.
• Review pending work orders and allocate tasks.
• Maintain monthly and yearly budget overages.
• Coordinate scheduling of maintenance and repairs; negotiate vendor contracts; conduct inspections.
• Inspect HVAC units during apartment turnovers and ensure proper operation and safety.
• Replace HVAC components and perform diagnostics as needed.
• Close out work orders when complete.
• Pursue EMBREY University and related training.
• Turn vacant apartments within 5 business days.
• Complete work orders within 48 hours.
• Stay up to date on relevant certifications.
