Job summary

The Integral Group in Atlanta, GA is seeking a Service Manager who reports to the Community Manager and oversees maintenance operations, safety, budgets, and staffing. This hands-on role supervises technicians, groundskeepers, porters, and housekeepers as needed.

You will manage service requests, turnkey readiness, and preventive maintenance using Yardi, ensuring on-time completion, quality, and strong resident satisfaction.

Qualifications

• Minimum 3 years in apartment maintenance or related field.
• Supervision experience in a similar role.
• HVAC and refrigerant recovery certifications required.
• High school diploma or GED completed.
• Strong writing and basic computer skills (email, Excel, Word).

Responsibilities

• Oversee service priorities, budgets, and staffing as part of the management team.
• Manage work orders and emergencies using Yardi with quality follow-up.
• Lead turnkey, move-ins, preventative maintenance, and inspections.
• Supervise technicians, groundskeepers, porters, and housekeepers as needed.
• Coordinate on-call rotations and emergency responses across properties.
