Job summary

AMLI Residential is seeking a Maintenance Supervisor to lead the maintenance team at AMLI Lex on Orange in Glendale, CA. This hands-on leadership role requires oversight of HVAC, electrical, plumbing, and appliance systems, with a focus on preventive maintenance and timely apartment turns.

You’ll manage daily service operations, vendor relationships, and budgets while maintaining AMLI’s high standards for safety and curb appeal. Strong leadership and customer-service skills are essential.

Qualifications

• EPA Refrigerant Certification (Type I & II or Universal) required.
• 3+ years of maintenance leadership or supervisory experience preferred.
• Strong technical knowledge of HVAC, electrical, plumbing, appliance repair, preventive maintenance, and apartment make-ready operations.
• Experience managing maintenance budgets, vendors, inventory, and expenses.
• Ability to troubleshoot complex maintenance issues and provide hands-on technical guidance.
• Strong leadership skills with the ability to coach, develop, and motivate a maintenance team.
• Excellent customer service, communication, organization, and problem-solving skills.
• Previous multifamily or mid-rise building maintenance experience preferred.

Responsibilities

• Lead, train, coach, and schedule maintenance and grounds staff.
• Diagnose, repair, and maintain HVAC, electrical, plumbing, and related systems.
• Oversee service requests, resident concerns, and apartment turns.
• Manage the annual maintenance program and inspections.
• Conduct regular property inspections to maintain curb appeal.
• Oversee inventory, purchasing, invoices, and vendor services.
• Work with Community Manager on budgets and capital projects.
• Review maintenance reports and schedules to improve efficiency.
• Maintain OSHA compliance and enforce policies.
• Support hiring and employee development.
