Job summary

AMLI Residential in Evanston is seeking a Maintenance Supervisor to oversee the maintenance team and coordinate in-house and vendor work. You will ensure preventive maintenance, safety, and efficient operations, while managing inventory and assisting with budgeting.

The role requires 3–5 years in apartment maintenance and supervisory experience, with HVAC/EPA certification and on-call availability. Competitive compensation includes a housing allowance and a 20% bonus potential.

Qualifications

• 3 - 5 years working in apartment maintenance.
• External candidates - minimum two years of supervisory experience preferred.
• HVAC/EPA Refrigerant Certification (Type 1 and 2 or Universal) and on-call availability.

Responsibilities

• Schedule and direct supervision of all in-house and vendor work with the Community Manager.
• Lead the maintenance staff; diagnose problems and handle repairs in electrical, plumbing, pool, carpentry, drywall, and appliances.
• Ensure preventative maintenance, pool care, lighting, filter changes, and inspections are completed as scheduled.
• Manage inventory, ordering, and delivery of supplies for service, custodial, and grounds teams.
• Approve maintenance invoices and research products used for upkeep.
• Assist in annual budget preparation and monitor expenses per budget.
• Provide leadership and direction for on-site staff, ensure safety and compliance with employment law.
