Job summary

Peak Living is seeking a Maintenance Supervisor to oversee daily maintenance across our communities in Louisville, KY. You will lead the maintenance team, ensure safety, and stay within budget.

The role requires hands-on maintenance experience, HVAC knowledge, and leadership. You will coordinate preventive maintenance, respond to requests within 24 hours, and contribute to capital projects.

Qualifications

• Hands-on maintenance experience for apartment properties.
• Strong leadership and resident/customer interaction skills.
• HVAC knowledge with ability to obtain CFC certification within 90 days.
• 1 year of Maintenance Supervisor experience or 3 years as Maintenance Technician.
• Valid driver’s license required.
• Ability to communicate effectively in English.

Responsibilities

• Assist Community Manager with hiring, inspecting, counseling and promotion decisions as directed; staffing levels and terminations as needed.
• Teach skills to staff members and mentor the team.
• Schedule maintenance work and coordinate with regions.
• Maintain a safe working environment for staff and residents.
• Ensure common areas are safe, in repair and clean.
• Perform preventive maintenance for pools, parking lots, and building exteriors.
• Provide capital improvement recommendations and oversee projects.
• Respond to service requests within 24 hours.
• Visit competing properties and inspect maintenance quality.
• Order parts to repair community facilities.
• Educate staff on safe working conditions and OSHA guidelines.
