Job summary

Greystar is seeking a maintenance technician to keep community buildings, grounds and amenities clean, safe and functional. You will address work orders, diagnose issues, and prepare units for leasing by coordinating make-ready tasks and inspections.

You will ensure preventive maintenance is performed, assist with budgeting for repairs, and uphold Greystar safety standards while providing strong resident service.

Qualifications

• High school diploma, GED or related experience and training.
• Experience in property management maintenance or related trade.
• Must provide own hand tools unless prohibited by state law and operate tools safely.
• Ability to read, write and communicate effectively for resident interaction.
• Proficiency with office software and basic math for documents and budgets.

Responsibilities

• Assist and complete work orders from resident requests; diagnose and repair defects per policy and safety codes.
• Oversee and complete make-ready process for vacant units; inspect pre-move-out, create punch lists, and schedule vendors.
• Develop standards for grounds, exteriors, interiors, and common areas reflecting Greystar quality.
• Inspect work by team members and contractors; enforce quality and safety standards.
• Maintain inventory of parts and supplies; order items within budget guidelines.
• Perform monthly preventative maintenance as outlined in manuals; support budget planning.
• Support cost-control programs by repairing rather than replacing when feasible; use tools correctly.
• Lead safety meetings; maintain MSDS and OSHA compliance; stay updated on related laws.
