Job summary

ACME RESIDENTIAL LLC in Oakland County, MI is seeking a Maintenance Supervisor to lead day-to-day community maintenance, delegating work orders, turnovers, and special projects while safeguarding safety and quality. You will coordinate with the Community Director, manage a maintenance team, and ensure timely, cost-conscious operations across grounds, systems, and common areas.

Qualifications

• 3+ years of experience in multi-family residential property management.
• Ability to supervise maintenance staff and coordinate multiple tasks.
• Strong communication and organizational skills.

Responsibilities

• Prioritize and delegate work orders; schedule maintenance, grounds, and cleaning staff.
• Ensure all work orders are completed timely and within budget.
• Coordinate emergency maintenance on-call schedule and post emergency numbers.
• Regularly update the Community Director on maintenance status and bids for outsourcing as needed.
• Track unit vacancies and coordinate turnover procedures to minimize downtime.
• Oversee capital improvements and perform weekly/monthly inspections of common areas and systems.
• Maintain a neat shop and 30-day inventory; approve purchases of supplies and services.
• Ensure adherence to Workers’ Comp and OSHA safety rules.
• Perform additional tasks assigned by the Community Director.
