Job summary

Kittle Property Group seeks a maintenance supervisor to oversee curb appeal, grounds maintenance, and daily site operations. You will manage a team, inspect units, and ensure timely completion of tasks to keep properties in top condition.

You will monitor budgets, supervise contractors, and provide after-hours support while maintaining accurate records for all maintenance activities and safety compliance.

Qualifications

• Language skills: read, write, speak, and interpret basic instructions and simple correspondence.
• Math skills: perform basic arithmetic, rates, ratios, and percentages.
• Reasoning: follow instructions with few variables in standardized situations.
• Computer skills: beginner MS Outlook usage.

Responsibilities

• Monitor maintenance expenses and ensure they are below budget.
• Inspect community grounds every morning.
• Perform turn (painting, cleaning, maintenance of all vacant units).
• Complete all maintenance requests in a timely manner.
• Prepare all vacant units for occupancy.
• Complete preventative maintenance activities.
• Maintain landscaping, bushes, trees and lawn.
• Perform snow removal of community sidewalks.
• Maintain log of weather and snow removal efforts.
• Maintain records of maintenance performed in all units and at the site.
• Maintain all tools, equipment and replacement parts in working condition.
• Provide and maintain own set of personal tools.
• Sweep, clean and maintain all common areas of the community.
• Supervise contractors working at the site.
• Provide emergency resident support after office hours.
• Maintain resident and apartment preventative maintenance records.
• Provide service and maintenance for all common amenities.
• Conduct quarterly unit inspections.
• Physical maintenance of community (inspections, reporting, financial responsibility).
• Curb Appeal (landscaping, lawn care, snow removal, trash collection).
• Supervision of personnel (training and evaluation).
• Other duties as assigned.
