Responsibilities

1. Provide guidance and support to maintenance technicians on site.
2. Handle maintenance requests for apartments, common areas, and exteriors.
3. Conduct daily property inspections with maintenance staff.
4. Manage work orders: enter, review, and schedule.
5. Perform repairs including painting, drywall, electrical, appliance, plumbing, and pest control.
6. Coordinate with community managers to prepare vacant units for re-rent within 14 days.
7. Develop and execute preventive maintenance plans for equipment and systems.
8. Monitor fire control, water, and other building systems for proper operation.
9. Maintain grounds for curb appeal.
10. Perform janitorial duties inside and outside.
11. Procure supplies and services for routine maintenance.

Qualifications

1. HVAC Certification.
2. At least 5 years of experience as a maintenance supervisor.
3. Energetic, proactive team player with minimal supervision.
4. Strong ethics and integrity.
5. Ability to work with diverse populations.
6. Excellent written and verbal communication skills.
7. Customer service orientation.
8. Proficiency with Microsoft Outlook, Word, and Excel.
9. Knowledge of custodial and maintenance manuals.
10. Ability to assess and respond to maintenance emergencies.
11. Experience performing general maintenance across multiple locations.
12. Valid driver’s license and ability to operate vehicles up to 20 feet long.
13. Capable of lifting loads up to 50 pounds.
