Job Details:

• Location: Essex Village - North Kingstown, RI

Description:

The Maintenance Supervisor is responsible for all aspects of day-to-day maintenance operations of the property, including supervising the maintenance team, hands-on repair work, and administrative duties. Must have extensive experience with plumbing, electrical, HVAC, appliance repair, and unit turnover procedures. Minimum 3-5 years of residential property maintenance and supervisory experience required. Must live within 30 minutes of North Kingstown, have a valid driver’s license, and own transportation.

Benefits include health, dental, 401k, three weeks of vacation, 12 paid holidays, sick and personal days, and more. On-call pay includes a $150 premium plus time and a half for emergency calls.

Key duties:

• Schedule and assist with daily operations (service orders, repainting, apartment turnovers, etc.)
• Coordinate service contracts and oversee vendors and contractors
• Communicate effectively with residents, staff, vendors, and supervisors
• Inspect vacated apartments and complete 'make-ready' checklists
• Be available on-site during weather or property emergencies
