Job summary

Greystar seeks a maintenance technician to care for inside and exterior community buildings, grounds, and common areas in a fast-paced rental community. You will diagnose and repair resident requests, perform make-ready tasks, and uphold Greystar’s cleanliness and safety standards.

You will inspect work, manage supplies, and participate in safety meetings while ensuring timely, high-quality maintenance services for residents and staff at the San Antonio property.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices.
• Ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.
• Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies.
• Proficiency in internet, word processing, spreadsheet, and database management programs in order to maintain records of information and develop and provide information for the manager’s use. Property management system experience preferred.
• Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions in order to review and complete various financial, administrative, and legal documents.

Responsibilities

• Assist and complete work orders generated from resident requests for service, and perform routine upkeep by diagnosing issues and making repairs per policies and safety standards.
• Oversee and complete the make-ready process to prepare vacant units for leasing, including inspections, creating punch lists, scheduling vendors, and inspecting completed work.
• Develop standards for grounds, exterior buildings, interiors, and common areas to reflect Greystar’s high quality.
• Periodically inspect work by other team members and contractors to ensure quality and compliance.
• Maintain inventory of spare parts and coordinate with the Community Manager to order supplies within budget.
• Complete monthly preventative maintenance procedures as outlined in the Manual.
• Assist Community Manager in developing budgets for repairs and capital projects.
• Support cost-cutting by fixing rather than replacing parts when possible and ensure proper use of tools.
