Job summary

Cirrus Asset Management is seeking an Assistant Maintenance Supervisor to oversee property maintenance, lead a team, and manage budgets. The role requires coordinating with external trades and ensuring building systems operate reliably.

You will develop preventive maintenance plans, schedule work, and monitor KPI reports while upholding safety and quality standards across properties.

Qualifications

• 2+ years as Assistant Maintenance Supervisor required.
• HVAC or CMRP certifications are a plus.
• Strong leadership and communication skills.
• Solid knowledge of maintenance processes and tools.
• High school diploma required.

Responsibilities

• Inspect and oversee property maintenance to resolve problems.
• Develop and maintain planning, scheduling, and preventive maintenance.
• Lead and motivate maintenance staff.
• Hire and oversee outside professionals (electricians, plumbers, etc.).
• Inspect building systems (HVAC, electrical, mechanical).
• Conduct periodic equipment inspections and assess condition.
• Monitor budgets and track maintenance expenditures.
• Manage inventory and place orders for materials and tools.
• Support capital project implementations.
• Approve maintenance strategy with monthly reporting and KPI validation.
• Ensure compliance with health, safety, and quality rules.

Job Description

• Inspect and oversee communityto resolve problems
• Perform a variety of maintenance activities as needed- make readies, work orders etc.
• Develop and maintain a planning and scheduling routine and preventive maintenance of equipment, prioritizing and estimating work and technical assistance when developing job plans
• Manage, motivate, develop and provide direct leadership to maintenance staff
• Hire and oversee outside professionals such as electricians, plumbers etc.
• Inspect and maintain building systems such as heating, electrical, air conditioning, ventilation etc.
• Perform periodic inspections of recently maintained equipment so as to observe the quality of the maintenance performed and the operating condition of the equipment
• Keep in check and regulate budget and track maintenance expenditures
• Regularly check and inspect the material and tools inventory and place order when needed
• Assist with the implementation of capital projects
• Approving maintenance strategy including monthly reporting and KPI validation
• Ensure compliance with quality, health and safety rules, guidelines and regulations

Qualifications

• Previous experience as a Assistant Maintenance Supervisorfor (2) year(s) - Required
• Any additional relevant certification will be considered an advantage (HVAC, CMRP etc.)
• In depth knowledge of general maintenance processes and methods
• Applicable knowledge of tools, common appliances and devices
• Manual dexterity and attention to detail
• Excellent time management and organizational skills
• Problem solving aptitude
• Outstanding communication, interpersonal and leadership skills
• High school diploma

Additional Information

Taiko Village / Vista Paradiso / 4250 Coldwater (106)

Hourly: $31-$32 per hour

Monday through Friday, 8:00am to 5:00pm. Must be available for on-call after hour emergency maintenance, which will be shared with maintenance technician.
