Job summary

Carter-Haston is seeking a Maintenance Manager to oversee daily maintenance operations at our community in Norcross, GA. You will mentor Service Technicians and Grounds Keepers and ensure timely handling of service requests.

Responsibilities include coordinating 24/7 emergency coverage, scheduling, and supervising external contractors, while maintaining the 5 Basic Standards. Strong leadership and HVAC/EPA certification are desired.

Qualifications

• One to three years experience in Multi-family Property Management Maintenance or related field.
• HVAC/EPA Certification is required or preferred.
• Pool Certification is preferred or willingness to obtain.
• CAMT Certification preferred or willingness to obtain upon employment.
• Proficiency with industry software systems; Onesite preferred.
• Proficiency with hand and power tools, drywall/appliance/plumbing repair.
• Strong leadership and team management skills; ability to train team members.

Responsibilities

• Manage day-to-day maintenance operations for assigned community and mentor technicians.
• Process and schedule service requests within 24-hour policies; communicate action plans to residents.
• Coordinate Maintenance personnel for 24/7 on-call emergency coverage.
• Coordinate services such as trash, extermination, painting, and carpet cleaning/replacement.
• Implement emergency procedures with Community Manager.
• Update make-ready board and ensure vacant units are market-ready.
• Perform preventative maintenance and recruit/train staff as needed.
• Conduct daily property walks and maintain Carter-Haston 5 Basic Standards.
• Oversee performance and corrective actions for team members.
• Schedule and inspect work by contractors/vendors.
• Control expenditures and stay within budget.
• Fill in as Assistant Service Manager, Service Technician, Groundskeeper, or Housekeeper.
