Job summary

Carter-Haston is seeking a hands-on Maintenance Manager to oversee day-to-day maintenance of the assigned community in Weaverville, NC. You will mentor service technicians, coordinate 24/7 emergency coverage, and ensure compliance with 24-hour service policies.

Responsibilities include scheduling, vendor coordination, preventive maintenance, and keeping vacancies market-ready. Strong leadership, HVAC/EPA and pool certifications, and Onesite proficiency are required.

Qualifications

• 1–3 years experience in Multi-family Property Management Maintenance.
• HVAC/EPA Certification required.
• Pool Certification required.
• CAMT Certification preferred or willingness to obtain upon employment.
• Proficiency with Onesite software.
• Proficiency with various hand & power tools; repair skills.
• Strong leadership and written/spoken communication.
• Flexible schedule including on-call and weekend rotations.

Responsibilities

• Manage day-to-day maintenance operations of your assigned community and mentor service staff.
• Process and schedule service requests within 24-hour policies and communicate action plans.
• Schedule and coordinate maintenance staff for 24/7 emergency on-call coverage.
• Coordinate services such as trash, extermination, painting, carpet cleaning/replacement.
• Implement emergency procedures with the Community Manager.
• Update make-ready board and Onesite; ensure vacant units are market-ready.
• Perform preventative maintenance and safety inspections.
• Assist with recruiting, interviewing, hiring, and training staff.
• Conduct daily property walks; remove debris and maintain 5 Basic Standards.
• Schedule and inspect work by outside contractors/vendors.
• Control expenditures and inventory within annual budget; monitor supplies.
• Fill in as Assistant Service Manager or other roles as needed.

Responsibilities

• Responsible for managing the day-to-day maintenance operations of your assigned community and serving as a mentor to Service Technicians and Grounds Keepers
• Process and schedule service requests to remain in compliance with 24-hour policies; initiate follow up procedures for service requests and communicate action plan to resident for service requests not able to be completed within 24-hours; and obtain and document feedback regarding maintenance performed
• Schedule and coordinate Maintenance personnel availability to ensure 24/7 coverage for the community’s emergency on-call services
• Coordinate services such as trash collection, extermination, painting, and carpet cleaning/replacement, and others as needed
• Implement emergency procedures in conjuncture with Community Manager
• Update make ready board and Onesite daily. Ensure all vacant units are market-ready for occupancy and comply with company standards.
• Perform preventative maintenance
• Assist with recruiting, interviewing, hiring, and training individuals for an effective service and grounds staff
• Conduct daily property walks and remove litter, debris, and pet waste; Complete monthly property walk with Community Manager to maintain Carter-Haston's 5 Basic Standards
• Responsible for snow/ice removal of community including walkways, sidewalks, and parking lots
• Assess service team member’s performance to gauge effectiveness and adherence to company policies and procedures; develop corrective action or performance improvement plans as needed
• Schedule and inspect work performed by outside contractors/vendors
• Control expenditures, maintain shop inventory and supply levels, and stay within the parameters set forth in the approved annual budget in conjuncture with Community Manager
• Fill in as Assistant Service Manager, Service Technician, Groundskeeper, or Housekeeper should the need arise

Requirements

Qualifications

• One to three years experience in Multi-family Property Management Maintenance or related field
• HVAC/EPA Certification
• P ool Certification
• CAMT Certification Preferred or willingness to obtain upon employment
• Proficiency with industry software systems; Onesite preferred
• Proficiency with various hand and power tools, drywall/appliance/plumbing repair
• Strong leadership and team management skills and ability to train team members of all positions; promote time management and ability to meet deadlines amongst team members
• Exceptional oral and written communication skills
• Ability to work a flexible schedule including on-call and after hour emergency rotations as well as weekends when needed
