What You\'ll Actually Do

This role puts you at the operational center of a residential property in Waukee, Iowa. You\'re not just fixing things. You\'re building and running a maintenance operation. Day to day, that means overseeing HVAC, plumbing, and electrical systems, keeping preventative maintenance schedules on track, and making sure turns and make-readies get completed to standard. Curb appeal, common areas, and unit condition all fall under your watch. You\'ll also carry a budget, which means purchasing supplies thoughtfully and keeping costs aligned with what the property can sustain.

What You Bring

• 2 to 3 years of hands-on property maintenance experience. Prior supervisory experience is a plus but not required if you have the technical depth and leadership instincts.
• EPA Type 2 or Universal Certification. This is a hard requirement for handling refrigerants legally and correctly.
• Practical working knowledge of HVAC systems, plumbing, and electrical. You should be able to diagnose, not just report.
• A valid driver\'s license and reliable vehicle.
• Clear written and verbal communication skills. You\'ll be coordinating with residents, vendors, and property management, so communication gaps cost time and trust.
