A leading community in Traverse City is seeking a dedicated Maintenance Supervisor to ensure the safety and maintenance of the facility. The role involves compliance with safety codes, overseeing maintenance tasks, and managing grounds. Ideal candidates will have experience in healthcare or senior living maintenance and a strong attention to detail. This position offers competitive hourly pay and full-time benefits.
Hourly Rate $22-$23 hourly

Purpose of this position: The Maintenance Supervisor is responsible for the maintenance of this entire living center building and grounds according to the standards set by Heritage Property Management and in full compliance with Fire Services and Life Safety Codes, HFA Licensing regulations, and local ordinances.
1. Life Safety & Compliance
Ensure ongoing compliance with Life Safety Code, including fire, weather, elopement, and emergency drills.
Maintain and test systems including fire alarms, emergency call systems, and sprinklers.
Train staff on emergency protocols.
Perform semi-annual Fire Safety audits and ensure documentation is current.
Maintain the Silversphere (silent call) system.
2. Preventative & Routine Maintenance
Complete and track all maintenance work orders promptly. Prioritize emergencies and safety concerns.
Conduct seasonal training (e.g., water shut-offs during cold weather).
Inspect resident belongings for hazards such as frayed cords, pests, or unsafe furniture.
Apply flame retardant to wall/door décor and maintain records.
3. Building & Grounds
Oversee unit turnovers within 3 days of vacancy (cleaning, painting, flooring).
Supervise lawn care, pest control, snow removal, and ensure contractor compliance.
Maintain curbs, sidewalks, patios, outdoor furniture, and gates—especially for specialty care units.
Ensure exits are clear during winter and properly salted.
Conduct regular exterior inspections and maintain documentation.
4. Documentation & Reporting
Maintain all required records in compliance with regulatory agencies (Fire Services, HFA, HUD, and HPM-ALC).
Serve in on-call rotation for building emergencies.
Perform other duties as assigned to support the community’s goals.
Conduct annual apartment inspections.
Move furniture for transfers and events.
Manage vending machines.
Support setup/tear-down for special events.
Participate in weekend/evening MOD rotation as needed.
Help coordinate one men’s activity monthly (can be shared with assistant).
Attend and support family/community events.
Maintain regular communication with Heritage Property ManagementCorporate Maintenance Specialist.
Participate in safety drills and required training.
Report hazards or maintenance concerns immediately.
Communicate resident issues to the Shift Supervisor.
Experience in residential, healthcare, or senior living maintenance.
Ability to work independently and as part of a team.
Strong attention to detail and safety.
Comfortable working with elderly populations, including individuals with dementia.
Must be able to read, write, and follow written instructions.
Ability to lift up to 100 lbs.
Frequent standing, walking, bending, squatting, kneeling, reaching, and climbing ladders (up to 16 ft).
Work in confined spaces (attics/crawlspaces) and varying temperatures.
Comfortable using cleaning agents and tools.
Valid driver’s license and ability to travel locally as needed.
Hourly wage: $22–$23/hr
Eligible for a 2% raise after 90 days with a satisfactory review.
Merit-based annual raise, based on formal performance evaluation.
