Scope & Purpose

Under the daily direction of the Property Manager, the Maintenance Supervisor is responsible for the overall maintenance of the physical property, as well as overseeing the maintenance staff. (S)he may be asked to perform other duties as assigned, as per their Manager and/or Regional Director.

Job Title: Maintenance Supervisor

Scope & Purpose: Under the daily direction of the Property Manager, responsible for property maintenance and staff oversight, with additional duties as assigned.

Duties & Responsibilities

Includes, but not limited to:

Supervisor Responsibilities:

• Ensure maintenance activities are carried out by trained/licensed personnel.
• Maintain quality standards.
• Keep records of maintenance and service activities.
• Manage employee shifts, recruit, evaluate performance.
• Coordinate with other departments.
• Ensure safety compliance.
• Delegate work and ensure timely completion.
• Handle procurement documentation.
• Perform other assigned duties.

Maintenance Responsibilities:

• Participate in maintenance projects.
• Perform light electrical, plumbing, carpentry, painting, custodial, grounds work, and repairs.
• Assist in apartment refurbishing and inspections.
• Maintain records and perform scheduled maintenance.
• Respond to service requests and emergency calls.
• Manage shop and inventory, coordinate with vendors.
• Follow safety protocols.

Qualifications

• Approximately 10 years’ experience in relevant trades and supervisory roles.
• College or trade courses.
• HVAC Certification; CFC Universal preferred.
• Strong management, organizational, and leadership skills.

Physical Demands

• Ability to stand, walk, bend, squat, climb, lift (up to 50 lbs).
