Job Description
Position Summary:
The Maintenance Supervisor I oversees the maintenance operations of the property. Supervises maintenance staff at the property and performs maintenance functions. Ensures that the physical condition of the property satisfies ownership objectives. This role is successful when it provides good customer service, supports family homes effectively, completes all preventive maintenance and unit inspections on time, and manages assets through site enhancements and capital projects. The Maintenance Supervisor I typically supports properties with fewer than 100 units.
Duties
- Lead and manage maintenance staff at the property on a day-to-day basis as a working supervisor when not supervising staff.
- Assist in hiring, developing, training, and holding staff accountable to operational standards.
- Conduct and participate in weekly staff meetings.
- Prepare work schedules for maintenance staff and vendors to complete service requests and maintain the preventive maintenance program and overall curb appeal.
- Maintain working knowledge of all maintenance programs and capital improvement projects.
- Solicit bids from vendors with the approval of the Property Manager and Regional Maintenance Manager.
- Participate in on-call activities during off-hours, emergencies, and hands-on maintenance tasks.
- Complete monthly building and unit inspections to ensure the property is maintained to operating standards.
Minimum Qualifications and Requirements:
- High school diploma or GED with 5 or more years of related experience, or an advanced degree with at least 3 years of related experience.
- Working knowledge of facilities management standards, concepts, practices, procedures, and policies, with the ability to apply them.
- Knowledge of electrical, carpentry, plumbing, appliances, HVAC, and excellent customer service, written and oral communication skills.
- Ability to communicate effectively both orally and in writing.
- Flexibility and adaptability in various situations.
- Ability to work independently and as part of a team.
Additional Qualifications and Requirements:
- Experience with asbestos and lead-based paint.
- Professional certifications such as CAMT or CFC Universal are preferred.
Physical Demands and Work Conditions:
- The role requires positioning oneself (kneeling, crawling, crouching) less than half the time.
- Spending more than half the time walking.
- Remaining in a stationary position (standing or seated) more than half the time.
- Viewing computer monitors less than half the time.
- Operating machinery or equipment requiring the constant use of hands, fingers, or wrists more than half the time.
- The work area is climate-controlled less than half the time.
- Work outdoors more than half the time.
- Exposure to hazard or chemical materials less than half the time.
- Must be able to identify and distinguish colors at all times.
- Operate heavy machinery less than half the time.
- Ability to lift, move, carry, or slide 40-75 lbs.
Travel Requirements:
- No travel between regional offices or distribution centers.
- Requires overnight travel 25%-50% of the time.
- Requires on-call or emergency response travel 50%-75% of the time.
