Job summary

Marous Management Services is seeking a full-time Maintenance Supervisor for the Ohio portfolio, based in Sandusky. You will oversee company-owned facilities, ensuring safety, security, comfort and tenant/staff wellbeing.

You’ll supervise maintenance staff, coordinate bids, manage budgets, and enforce health and safety codes. The role requires strong leadership, organization, and communication skills, with at least 2 years in property maintenance.

Qualifications

• Extensive work experience in building and grounds maintenance.
• Knowledge of facilities and equipment, general office procedures and fiscal management.
• At least 2 years of maintenance experience within the property management industry.
• Ability to coordinate, manage, and lead others.

Responsibilities

• Assist in developing and implementing the property’s business plan to meet owner/resident/vendor expectations.
• Supervise maintenance staff, housekeeping, grounds/general labor and subcontractors where applicable.
• Assist with obtaining bids for CapEx projects, service contracts and asset protection.
• Ensure all interior and exterior repairs are completed according to procedures.
• Schedule and inspect work performed by maintenance personnel and outside contractors.
• Complete vacant units to make-ready status according to procedures.
• Communicate with property manager on status of service requests and make-ready units.
• Respond to after-hours emergencies in a timely manner.
• Maintain inventory of parts and supplies and manage purchasing.
• Ensure compliance with Federal, State and County Health and Safety Codes.

Marous Management Services is currently seeking a full-time Maintenance Supervisor for the Ohio portfolio, based in Sandusky, OH! In this role, you will manage company-owned facilities assuring the safety, security, comfort and wellbeing of the tenants and staff.

• Pay: $25-30/hour– negotiable based on experience

Schedule:

• Monday-Friday
• 8 am – 5 pm
• Rotating on call
• Depending on property location, additional hours may be required for snow removal or pool maintenance.

What we look for:

• High School Diploma, G.E.D. or equivalent.

What you’ll be doing:

• Assist in the Development of and/or implementation of the Marous 5 P’s Business Plan to ensure the property meets or exceeds the expectations of the owners, residents, vendors, and all customers.
• Supervise property maintenance assistant personnel, housekeeping personnel, grounds/general labor and subcontractors, when applicable.
• Assist with acquiring bids for CapEx projects, service contracts and general asset protection.
• Ensure all interior and exterior repairs to maintain apartments, common areas, buildings and grounds are completed according to established procedures.
• Schedule and inspect all work performed by maintenance personnel and outside contractors.
• Complete vacant units to make ready status according to established procedures.
• Regularly communicate with property manager as to status of service requests, make ready units, etc.
• Commit to excellent customer service and keeping all resident activity and information confidential.
• Assist in performing all snow removal as outlined in the policy and procedure manual or as required by the needs of the property, including daily completion of snow removal log.
• Schedule, inspect and/or perform grounds maintenance ensuring high level curb appeal.
• Ensure inventory of adequate parts and supplies are in stock. Purchasing and submitting Pos.
• Continually monitor budgeted maintenance expenses
• Ensure that all Federal, State and County Health and Safety Codes, Laws, and Standards are adhered to.
• Perform pool cleaning daily, maintain pool chemical log and ensure property chemical balance.
• Regularly inspect clubhouse, common area rest rooms, common amenities, etc. to ensure proper functioning and cleanliness.
• Maintain maintenance shop in a neat and orderly manner at all times
• Participate in resident retention activities.
• Respond to and correct after hour emergencies on a timely basis.
• Understand and adhere to all Fair Housing laws.
• Adhere to established Marous Management emergency policies and procedures.
