Job summary

Marous Management Services seeks a full-time Maintenance Supervisor for its Ohio portfolio based in Sandusky, OH. You will oversee property maintenance ensuring safety, comfort, and wellbeing of tenants and staff.

The role requires strong leadership, organizational and budgeting skills, with duties including supervising staff, obtaining bids, and ensuring compliance with health and safety standards. Snow removal and pool maintenance may be required.

Qualifications

• High School Diploma, GED or equivalent.
• Excellent organizational, communicative and analytical skills.
• Extensive work experience in building and grounds maintenance.
• Knowledge of facilities and equipment, general office procedures and fiscal management.
• At least 2 years of maintenance experience within the property management industry.
• Strong management and interpersonal abilities.
• Ability to coordinate, manage, and lead others.
• Able to operate business related to computer systems and equipment.

Responsibilities

• Assist in developing/implementing the Marous 5 P’s Business Plan to meet owners' and residents' expectations.
• Supervise maintenance, housekeeping, grounds staff and subcontractors.
• Assist with bids for CapEx projects, service contracts and asset protection.
• Ensure repairs to maintain apartments, common areas, buildings and grounds meet procedures.
• Schedule and inspect work by maintenance staff and contractors.
• Complete vacant units to make-ready status per procedures.
• Regularly update property manager on service requests and make ready units.
• Respond to after-hour emergencies and maintain confidentiality of resident activity.

Marous Management Services is currently seeking a full-time Maintenance Supervisor for the Ohio portfolio, based in Sandusky, OH! In this role, you will manage company-owned facilities assuring the safety, security, comfort and wellbeing of the tenants and staff.

Schedule:

• Monday-Friday
• 8 am – 5 pm
• Rotating on call
• Depending on property location, additional hours may be required for snow removal or pool maintenance.

What you’ll be doing:

• Assist in the Development of and/or implementation of the Marous 5 P’s Business Plan to ensure the property meets or exceeds the expectations of the owners, residents, vendors, and all customers.
• Supervise property maintenance assistant personnel, housekeeping personnel, grounds/general labor and subcontractors, when applicable.
• Assist with acquiring bids for CapEx projects, service contracts and general asset protection.
• Ensure all interior and exterior repairs to maintain apartments, common areas, buildings and grounds are completed according to established procedures.
• Schedule and inspect all work performed by maintenance personnel and outside contractors.
• Complete vacant units to make ready status according to established procedures.
• Regularly communicate with property manager as to status of service requests, make ready units, etc.
• Commit to excellent customer service and keeping all resident activity and information confidential.
• Assist in performing all snow removal as outlined in the policy and procedure manual or as required by the needs of the property, including daily completion of snow removal log.
• Schedule, inspect and/or perform grounds maintenance ensuring high level curb appeal.
• Ensure inventory of adequate parts and supplies are in stock. Purchasing and submitting Pos.
• Continually monitor budgeted maintenance expenses
• Ensure that all Federal, State and County Health and Safety Codes, Laws, and Standards are adhered to.
• Perform pool cleaning daily, maintain pool chemical log and ensure property chemical balance.
• Regularly inspect clubhouse, common area rest rooms, common amenities, etc. to ensure proper functioning and cleanliness.
• Maintain maintenance shop in a neat and orderly manner at all times
• Participate in resident retention activities.
• Respond to and correct after hour emergencies on a timely basis.
• Understand and adhere to all Fair Housing laws.
• Adhere to established Marous Management emergency policies and procedures.
