Job summary

Qualifications

  • 2+ years of maintenance experience with at least 1 year in a supervisory or lead role.
  • Working knowledge of HVAC, plumbing, electrical, carpentry, and general building systems.
  • Excellent communication and interpersonal skills with guests and staff.
  • Strong organizational skills and attention to detail in recordkeeping and inventory.
  • Ability to prioritize and manage multiple work orders in a fast-paced environment.
  • Availability to work flexible hours including weekends, holidays, and on-call shifts.
  • Experience with property management or work order software is a plus.
  • Familiarity with brand maintenance standards and preventive maintenance programs is preferred.

Position Summary

The Maintenance Supervisor oversees the day-to-day upkeep, repair, and preventive maintenance of the property's guest rooms, public spaces, mechanical systems, and grounds. This role ensures all areas of the hotel operate safely, efficiently, and to brand standard. The ideal candidate is a hands-on problem solver who communicates clearly with guests and staff alike, collaborates effectively across departments, and keeps detailed records to support smooth operations.

Key Responsibilities
Maintenance & Repairs
  • Perform and supervise routine, preventive, and emergency maintenance across guest rooms, common areas, HVAC, plumbing, electrical, and mechanical systems.
  • Troubleshoot and resolve equipment, appliance, and building issues promptly to minimize guest disruption and downtime.
  • Conduct regular inspections of the property to identify and correct safety hazards, code issues, and wear-and-tear before they affect guests.
  • Coordinate and oversee outside vendors and contractors for specialized repairs, ensuring quality and timely completion.
  • Work closely with Front Desk, Housekeeping, and Management to prioritize work orders and respond quickly to guest and operational needs.
  • Partner with Housekeeping to ensure rooms are returned to service quickly and meet quality standards after repairs.
  • Communicate proactively with Front Desk on room availability, out-of-order status, and timelines so the team can manage guest expectations.
  • Support property-wide initiatives, renovations, and projects in coordination with ownership and management directives.
Communication
  • Interact professionally and courteously with guests, addressing maintenance-related concerns with urgency, empathy, and discretion.
  • Provide clear updates and instructions to maintenance staff, ensuring tasks are understood and completed correctly.
  • Escalate significant issues, recurring problems, and resource needs to the General Manager in a timely, solution-oriented manner.
  • Maintain accurate and up-to-date maintenance logs, work order records, and preventive maintenance schedules.
  • Document completed work, parts used, and follow-up needs for each job to support accountability and trend tracking.
  • Manage and monitor inventory of tools, parts, supplies, and equipment; reorder as needed to avoid shortages and control costs.
  • Track warranty information, service contracts, and equipment specifications for key systems and assets.
Safety & Compliance
  • Ensure all maintenance work complies with safety regulations, brand standards, and local building codes.
  • Maintain knowledge of emergency procedures and respond appropriately to alarms, leaks, outages, and other urgent situations.
  • Keep work areas, storage rooms, and mechanical spaces clean, organized, and secure.
  • Supervise, schedule, and support maintenance staff, providing guidance and training as needed.
  • Assist in evaluating performance and fostering a productive, accountable, and team-oriented work environment.
