Flaherty & Collins Properties is seeking a Maintenance Supervisor for on-site leadership at our Richmond, IN property. The role covers leading the maintenance team, overseeing preventative maintenance, and ensuring safe, efficient operations of HVAC, plumbing, and electrical systems.

The ideal candidate has 3+ years in maintenance operations, supervisory experience, and HVAC/EPA certification, with hands-on repairs and strong organizational skills to manage multiple tasks and emergencies.

Qualifications

• 3+ years of maintenance operations experience, preferably in multifamily housing.
• Supervisory or leadership experience is highly desirable.
• HVAC/EPA certification or equivalent credentials.
• Hands-on experience with HVAC, plumbing, electrical systems, and general repairs.
• Familiarity with maintenance/property management software and systems.

Responsibilities

• Lead and manage the property's maintenance team to deliver timely, high-quality service.
• Oversee preventive maintenance, repairs, and periodic property inspections.
• Ensure HVAC, plumbing, electrical and other systems operate safely and efficiently.
• Prioritize and coordinate maintenance requests with the Property Manager.
• Manage vendor relationships and oversee contracted work for quality and timeliness.
• Maintain inventory of tools, supplies, and equipment; enforce safety standards.
• Respond to emergency maintenance situations and participate in after-hours on-call rotations.
• Train and mentor the maintenance team to reach full potential and readiness for new residents.

As a Maintenance Supervisor at Flaherty & Collins Properties, you’ll be the go-to expert for all things maintenance, leading a talented team and making a tangible difference on-site at your property daily.

What You’ll Do:

• Lead and manage the property’s maintenance team to ensure timely and high-quality service.
• Oversee all maintenance operations, including preventative maintenance, repairs, and property inspections.
• Ensure all systems (HVAC, plumbing, electrical, etc.) are operating efficiently and safely.
• Coordinate with the Property Manager to prioritize and address maintenance requests and projects.
• Manage vendor relationships and oversee contracted work to ensure quality and timeliness.
• Maintain inventory of tools, supplies, and equipment needed for maintenance tasks.
• Ensure compliance with safety standards and regulations, promoting a culture of safety among your team.
• Respond promptly to emergency maintenance situations to protect residents and property.
• Train, mentor, and develop your team to achieve their full potential.
• Ensure apartment homes are made ready for upcoming new residents.
• Perform snow and ice removal.
• Participate in an on-call rotation to respond to after-hours maintenance emergencies. Weekend work is required as needed.
• Physical tasks are required, along with other duties as assigned.

What Makes You a Great Fit:

• You’re certified in HVAC/EPA and other relevant fields.
• You have 3 or more years of proven experience in maintenance operations, preferably in multifamily housing. Prior experience in a supervisory or leadership role is highly desirable.
• You have hands-on experience in maintenance, with expertise in HVAC, plumbing, electrical systems, and general repairs.
• You’re a natural leader who can inspire and guide a team to deliver their best work.
• You’re highly organized, able to juggle multiple priorities while staying focused on the big picture.
