Job summary

Avenue5 Residential is seeking a Maintenance Supervisor to lead the maintenance team on-site, coordinating daily tasks, safety, and resident satisfaction. The role requires performing diverse maintenance tasks, supervising turnovers, and mentoring staff to uphold high standards.

Strong communication and organization are essential for success. The position offers Monday–Friday schedule with a pay rate of $30–$31 per hour and a 20% housing discount.

Qualifications

Responsibilities

  • Coordinate with maintenance team to complete daily tasks, service requests, and unit turns.
  • Review progress of service requests and identify ongoing issues.
  • Respond to maintenance issues promptly per policy with professionalism.
  • Conduct repairs across electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds.
  • Perform carpentry tasks like wallboard repair, cabinet replacement, finish carpentry, window repair.
  • Carry out preventative maintenance including siding, painting, lighting, and pool maintenance.
  • Ensure accuracy of work orders and resident satisfaction.
  • Inspect property grounds and common areas for safety and cleanliness.
  • Oversee property emergencies and assist with management during incidents.
  • Communicate with property manager about maintenance issues.
  • Promote safety and risk management per regulations.
  • Assist with on-call rotations and after-hours maintenance as needed.
  • Maintain curb appeal and courteous resident interactions.
  • Foster positive relationships with residents and other properties.
  • Conduct pre-move-in and post-move-out inspections and ensure timely turnover of units.
  • Mentor maintenance team and uphold professional standards.
  • Administer risk management program.
  • Lead special projects and manage supplier/contractor relations.

Job Responsibilities
  • Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make‑ready standards, are met.
  • Review and track progress of service requests and identify chronic maintenance issues.
  • Respond to maintenance related issues in a timely manner as outlined in company policy while maintaining a professional demeanor.
  • Perform various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
  • Conduct general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
  • Perform proactive preventative maintenance, including siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and more.
  • Ensure work order systems accuracy by verifying all orders are completed in a timely manner to company standards and resident satisfaction.
  • Daily inspection of property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and identify issues requiring maintenance, repair or replacement.
  • Oversee and assist with management of property emergencies such as snow and other inclement weather, fires, and floods.
  • Promptly communicate with the property manager concerning all maintenance issues.
  • Observe and promote safety and risk management in accordance with local, federal, state, and company regulations.
  • Help monitor response times for emergency on‑call/after‑hours maintenance assignments and address issues as needed; participate in on‑call rotation if required.
  • Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interacting courteously and professionally with current and potential residents.
  • Foster a positive, active and collaborative relationship with residents, other properties and associated agencies.
  • Conduct pre‑move‑in and post‑move‑out apartment inspections and ensure timely completion of quality unit turns.
  • Act as a mentor to the maintenance team.
  • Maintain a professional demeanor and appearance at all times, promoting the same to the entire team.
  • Administer the company risk management program.
  • Complete special projects as assigned by the maintenance supervisor and/or property manager.
  • Solicit suppliers and contractors when work is necessary and monitor compliance according to company policy.
  • Work with the property manager to ensure the team and property are compliant with company, ownership, state, and federal policies and standards.
  • Walk the property weekly with property leadership to collaborate on challenges and operations.
  • Ensure maintenance costs remain within the allotted property budget and provide input on expenses for future budgets.
  • Other duties as assigned by property leadership.
Education and Experience
  • High school diploma or equivalent is required.
  • At least three years of experience in the property management industry or a directly related field.
  • Possess general maintenance and carpentry skills.
