Job Summary
Maintenance Supervisor reports to the Property Manager. Primary responsibilities include working with the maintenance team to ensure the repair and maintenance of property facilities and apartment units; prompt and courteous responses to service requests; maintain an adequate supply of market‑ready apartments to meet leasing demands; and oversee general property appearance to meet or exceed standards.
Duties and Responsibilities
- Assist in preparing market‑ready apartments, including painting, carpet, flooring, general repairs, and housekeeping.
- Efficiently schedule subordinates, ensuring that work orders and make‑ready units are completed in a timely manner.
- Oversee vendor and contractor work to ensure assigned tasks are completed appropriately.
- Inform the Property Manager of any repair work requiring an outside contractor or significant appliance replacement.
- Monitor and maintain the property preventative maintenance schedule and upkeep of all mechanical equipment, including water heaters, pool pumps, HVAC units, etc.
- Perform various preventative maintenance functions and record findings in the appropriate Maintenance Log.
- Complete regular move‑in unit inspections; check all appliances, sinks, faucets, commodes, blinds, etc.
- Respond to resident service requests, prioritizing and assigning to maintenance staff.
- Ensure that all maintenance work order paperwork is completed and leave a copy in all apartments entered; clean up debris caused by maintenance work.
- Perform on‑call emergency work order service requests based on business necessity and communicate hours worked for after‑hour efforts as required.
- Communicate with the Property Manager regarding on‑call service request requirements and oversee delegate to the qualified maintenance team the on‑call schedule.
- Have knowledge of maintenance functions such as plumbing, pool, HVAC, basic electric, general carpentry skills, painting, and snow removal where applicable.
- Work with maintenance staff and landscaping vendor to maintain grounds and common areas and keep them free of trash and debris.
- Keep accurate inventory of all maintenance and cleaning supplies and reorder as needed from approved vendors.
- Keep a record of all chemicals and their antidotes in a prominent place.
- Possess working knowledge of OSHA and safety rules and regulations pertaining to property management and abide by same.
- Assist the Property Manager as directed, including annual inspections, check‑ins, check‑outs, and grounds and common area maintenance.
- Ensure storage area entrances are locked and have adequate lighting.
- Perform regular inspections of all units, buildings, common areas, and ensure repair, landscaping, clean‑up are done and all outside lights in hallways and common areas are replaced.
- Always represent the company professionally and maintain a friendly and courteous attitude with other employees.
Skills and Abilities
- HVAC (preferred).
- Supervisory experience and knowledge, skills, and abilities.
- Familiar with federal, state, and jurisdictional laws and regulations concerning multi‑family housing and Fair Housing.
- Bilingual – Spanish is a plus.
- Knowledge and skills to operate standard and specialized tools for repairs and maintenance; may be required to provide own tools.
- Ability to visually inspect units, grounds, and other aspects of the property to determine adherence to standards.
- Supervisory and leadership skills to delegate and guide work activities of others.
- Attention to detail and problem‑solving skills.
- Basic computer/technical skills to operate mobile computing or communications devices.
- Skill and ability to communicate verbally clearly and concisely and in writing; apply critical thinking and problem‑solving skills.
- Ability to maintain confidentiality and appropriate discretion; possess a take‑charge personality with the ability to handle multiple priorities and meet deadlines.
- Ability to use company software.
Education and Experience
- High school diploma/GED and three to five years of experience in facility maintenance and mechanical repair required, or an equivalent combination of experience and education.
- EPA Type II or Universal license and Certified Pool Operator (CPO) is required.
- Trade school and military training are a plus.
- Trade skills include plumbing, electrical, drywall, painting, cabinetry, carpeting, pools, and appliance repair.
- Must work flexibly and be on‑call for emergencies on weekends, evenings, and holidays.
