Avenue5 Residential is seeking a Maintenance Technician to perform a broad range of on-site maintenance duties in Orlando, FL. Responsibilities include electrical, plumbing, carpentry, HVAC, and grounds work, along with preventative tasks and on-call responsibilities.

Qualifications

  • High school diploma or equivalent is required.
  • At least one year of experience in the property management industry or a related field.
  • Possess general maintenance and general carpentry skills.

Responsibilities

  • Perform maintenance across electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds per state guidelines.
  • Carpentry tasks: wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass, door/lock, ceramic tile repair.
  • Perform preventative maintenance such as siding, painting, lighting, sprinklers, pool, elevator, and related tasks.
  • Maintain work orders and ensure completion per standards and resident satisfaction.
  • Inspect grounds and buildings to maintain safety and cleanliness and identify issues.
  • Assist with property emergencies (weather, fires, floods) as needed.
  • Communicate with maintenance leadership about issues at the property.
  • Promote safety and risk management per rules and regulations.
  • Participate in after-hours on-call emergencies per response times.
  • Foster courteous, professional interactions with residents and guests.

Job Title: Maintenance Technician

Salary: $21 to $24 per hour

Responsibilities
  • Perform various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
  • Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
  • Perform proactive preventative maintenance such as siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and related tasks.
  • Maintain the work order system by verifying all orders are completed in a timely manner to company standards and resident satisfaction.
  • Inspect property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and identify issues requiring maintenance, repair, or replacement.
  • Assist with property emergencies, such as snow removal, other inclement weather emergencies, fires, and floods.
  • Promptly communicate with maintenance leadership concerning all maintenance issues at the property.
  • Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
  • Participate in emergency on‑call/after‑hours maintenance assignments; adhere to established response times and address emergency issues appropriately.
  • Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents at all times.
  • Foster a positive, active and collaborative relationship with residents, other properties and associated agencies.
  • Maintain a professional demeanor and appearance at all times, promoting the same to the entire team.
  • Adhere to all components of the company risk management program.
Education and Experience
  • High school diploma or equivalent is required.
  • At least one year of experience in the property management industry or a directly related field.
  • Possess general maintenance and general carpentry skills.
Skills and Requirements
  • Must maintain a valid driver’s license, clean driving record, and current auto insurance.
  • Ability to read, write and understand English.
  • Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key‑track system.
  • Excellent customer service and interpersonal skills with the ability to relate to others.
  • Strong organizational and time‑management skills.
  • Ability to multi‑task.
  • Ability to perform basic mathematical functions.
  • Ability to cope with and defuse situations involving angry or difficult people.
  • Ability to maintain confidentiality.
  • Must maintain a professional appearance and comply with the prescribed uniform policy.
  • Must comply with all safety requirements.
