JOB SUMMARY

Requires general apartment maintenance experience, knowledge of appliance repair, light carpentry, plumbing, electrical safety procedures, and safety consciousness. Must be steady, dependable, and able to work under pressure, including after-hours emergencies via the On-Call Program. Must have a current journeyman or higher license in Heating and Air Conditioning, with significant experience in plumbing, appliance repair, carpentry, and general maintenance.

Responsible for organizing, coordinating, and managing the overall maintenance program of the community, including exterior property appearance, timely work order completion, quality make-ready programs, and inventory control. Ensures the physical condition and appearance of the site meet standards.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Diagnose and perform maintenance and repairs promptly, document work, and follow up to ensure satisfaction.
  • Maintain good relations with residents and staff, displaying professionalism and courtesy at all times.
  • Inspect vacated apartments, complete make-ready checklists, and coordinate repairs and preparations for new residents.
  • Complete special projects as assigned by the on-site manager.
  • Inspect and maintain the exterior of the property and common areas daily.
  • Assist with tenant improvements and ensure units are ready within 24 hours of move-out.
  • Order parts, maintain inventory, and ensure equipment is in good condition and under warranty.
  • Obtain bids, negotiate with vendors, and coordinate schedules.
  • Perform emergency maintenance as needed, including after-hours work.
  • Coordinate maintenance activities daily with the on-site manager.
  • Adhere to safety standards, OSHA, and health codes; maintain a clean work area.
SUPERVISORY RESPONSIBILITIES

Reports to the on-site manager; supervises maintenance staff in the manager's absence. Coordinates with property management, vendors, and service providers.

QUALIFICATIONS
  • High school diploma or GED.
  • Two years of related experience preferred, or equivalent education and experience.
  • Proficient in MS Office, especially email, Word, and Excel; good time management and problem-solving skills.
  • Ability to read and interpret various documents.
  • Mathematical skills for calculations related to discounts, interest, and proportions.
  • Physical ability to perform duties, including lifting up to 50 pounds, and working in various environmental conditions.
WORK ENVIRONMENT

Mostly indoor work with occasional outdoor exposure. May involve mechanical, electrical, chemical, and physical hazards. Requires a valid driver's license, potential travel, and overtime.
