Job Title

Maintenance Supervisor

Job Description Summary

The Maintenance Supervisor will be a member of the C&W facilities management team and will directly manage the Maintenance Technicians within the assigned Region. The role involves supporting the Sr. Facilities Manager and Facilities Managers to ensure a reliable and functional physical office environment that supports the company's objectives. The position combines technical expertise with supervisory responsibilities and hands-on operational duties.

Job Responsibilities
  1. Maintain regular collaborative relationships with managers, employees, and clients.
  2. Provide hands-on training and technical expertise to staff for troubleshooting and repairs of building systems, including doors, floors, plumbing, lighting, appliances, roofs, drains, grounds equipment, and HVAC systems. Responsible for staff development.
  3. Supervise the maintenance team and oversee all building systems such as fire/life safety, painting, carpentry, plumbing, HVAC, electrical, and general maintenance.
  4. Respond promptly to emergencies and client concerns 24/7.
  5. Enforce compliance with company and client policies related to recruitment, discipline, and performance evaluations.
  6. Administer safety programs to promote a safe workplace.
  7. Manage vendor relationships, including scope development, evaluations, and inspections.
  8. Gather technical data and prepare justifications for budgets related to energy conservation and maintenance.
  9. Assist in budget planning and expenditure control.
  10. Coordinate work schedules and notify clients of work activities.
  11. Develop and maintain preventive maintenance programs for building systems and assets.
  12. Ensure work orders are completed accurately and timely in the CMMS.
  13. Manage technician schedules, including PTO, sick leave, holidays, on-call, and overtime, with management approval.
  14. Plan workload efficiently and economically.
  15. Oversee requisitioning, inventory, and maintenance of equipment and supplies.
  16. Participate in budget management alongside senior management.
  17. Act as liaison with regulatory agencies, contractors, and clients on technical matters.
  18. Ensure compliance with relevant codes and regulations.
  19. Implement best practices in maintenance to improve performance and reduce costs.
  20. Lead proactive maintenance efforts to identify and resolve issues before they affect clients, fostering a culture of 'find it first, fix it first.'
