Maintenance Supervisor Responsibilities

The Maintenance Supervisor oversees all maintenance operations, including service requests, preventative maintenance, personnel management, safety compliance, and customer service. Working alongside the Community Manager, they supervise staff and vendors to ensure proper maintenance of the property.

Essential Duties & Responsibilities

• Manage maintenance activities, coordinate, schedule, and respond to requests and work orders.
• Ensure repairs and replacements in community areas and units.
• Inspect grounds and facilities daily for hazards.
• Manage inventory and adhere to budget guidelines.
• Implement and maintain preventative maintenance programs.
• Maintain safety standards and OSHA compliance.
• Participate in unit inspections and emergency response.
• Keep accurate records of maintenance activities.
• Assist with general upkeep and cleaning of community spaces.
• Supervise and train maintenance staff, evaluate performance.
• Ensure excellent customer service and resident relations.

Qualifications

• High School Diploma or equivalent.
• EPA & CPO certification required; HVAC experience preferred.
• Basic computer skills and knowledge of Fair Housing Laws and OSHA standards.

Physical Requirements

Must be able to move, inspect, and operate machinery, work in various environments, lift objects over 100 lbs., and work overtime or on-call as needed.

Additional Requirements

Reliable transportation is required due to emergency on-call duties.

Compensation & Benefits

Salary range: $25 - $30 per hour. We offer comprehensive benefits including medical, dental, vision, life, disability insurance, 401K with match, bonuses, paid sick days, and holidays.
