Overview
The Maintenance Supervisor (MS) is responsible for leading maintenance operations of an assigned community, ensuring it runs efficiently and meets Trio standards.

- Excellent communication, organization, budgeting, supervisory, and leadership skills.

Duties and Responsibilities
- Maintain community safety, quality, and resident experience.
- Manage maintenance staff and porters.
- Organize and oversee apartment preparations and repairs.
- Perform and supervise various maintenance tasks (electrical, plumbing, carpentry, etc.).
- Implement preventive maintenance programs.
- Conduct community inspections and address issues.
- Coordinate special projects with the Property Manager.
- Monitor mechanical equipment and oversee vendor projects.
- Respond promptly to service requests.
- Ensure cleanliness of common areas.
- Adhere to policies, procedures, and legal standards.
- Respond to additional requests as needed.
- Remain calm and resolve challenges in a fast-paced environment.
- Make informed, confident decisions.
Qualifications
- Minimum three years of hands-on maintenance experience.
- Two years supervisory experience preferred.
- High school diploma or equivalent.
- Ability to lift heavy equipment.
- Trade/technical training and certifications are a plus.
- Experience with budgeting and property management systems.
- Proficient in Microsoft Office and Outlook.
Driving/Travel Requirements
- Occasional use of personal transportation (20-25%).
- Valid driver’s license and insurance required.
