Maintenance Supervisor (Finance)

Supervises the general operating maintenance and repair of the buildings and grounds to maintain proper care of the assigned community(s) in accordance with current federal, state, and local standards/regulations and company policies.

Responsibilities include:

1. Supervising scheduled maintenance on H.V.A.C., elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
2. Responding to maintenance requests from residents for repairs in their rooms, including plumbing, electrical, heating, and lighting.
3. Supervising repairs and maintenance of vacated rooms, including painting walls and cleaning carpets, and inspecting work for quality assurance.
4. Ensuring proper maintenance of walls, floor coverings, doors, and woodwork in common areas.
5. Assisting in training maintenance staff.
6. Maintaining communication with local authorities such as fire marshals, building inspectors, and elevator inspectors.
7. Conducting in-service fire safety training for employees.
8. Assessing plumbing and electrical issues and determining corrective actions within legal codes.
9. Reviewing safety data sheets and taking necessary precautions for hazardous chemicals.
10. Assessing property damage and managing claims according to company policy.
11. Supervising maintenance technicians and building engineers, including delegating tasks, hiring, training, evaluating, and disciplinary actions.
