Job summary

TRG Management is seeking an experienced Property Maintenance Supervisor to oversee day-to-day upkeep across our portfolio of managed properties. You will supervise staff, ensure safety, manage inventories, and coordinate with the Property Manager.

This role requires HVAC certification, a high school diploma, and a valid driver's license, with responsibilities ranging from preventative maintenance to vendor bids and equipment repairs.

Qualifications

• The ideal candidate has a high school diploma or equivalent.
• HVAC certification (EPA or CFC) is required.
• Three to four years of supervisory maintenance experience.

Responsibilities

• Communicates emergency, safety, and other notable items to the PM promptly.
• Ensures staff training and proper equipment for duties.
• Follow budgets and approve inventory purchases per procedures.
• Maintain a safe work environment and educate staff on safety.
• Develop and implement hurricane preparedness plans.
• Assist with preventive maintenance programs and inventory management.
• Monitor service contractors and building repairs.
• Solicit bids and proposals; advise the PM on recommendations.
• Daily property walk-through to ensure aesthetics and functioning equipment.
• Install/restore electrical systems and monitor mechanical equipment.
• Replace damaged wiring and diagnose faulty machinery.
• Monitor and adjust building systems like HVAC and boilers.

Job Responsibilities Include But Are Not Limited To

• Communicates the status and outcome of any emergency, property condition, safety issues, and other notable items to the PM as soon as practicable.
• Ensures that all employees are properly trained, that they are performing their assigned duties, and that they have the necessary equipment and resources to do their jobs.
• Follow budgetary guidelines and make sure that all inventory purchases are approved by the PM and that they are made following established purchasing procedures.
• Maintain a safe working environment and educate employees on proper safety procedures.
• Work with PM to develop and implement the property's hurricane preparedness plan.
• Assists in the creation and implementation of a preventative maintenance program for the facility using the set parameters.
• Stocking, ordering and arranging an inventory of parts, supplies, and materials are part of this role.
• For the community, monitors the functions of service contractors and building repair and maintenance contractors.
• Assists with the solicitation of bids and proposals for the property, as well as making recommendations to the PM.
• Performs a daily walk-through of the property to ensure that it is aesthetically pleasing and that all equipment and facilities are in working order.
• Installs and restores industrial machinery and equipment's electrical systems, apparatus, and electrical and electronic components.
• Monitors the upkeep and maintenance of all mechanical equipment in the community including, but not limited to, water heaters, HVAC systems, and other similar items.
• Replace damaged or broken wires and cables and diagnose defective machineries such as transformers, motors, and lighting fixtures.
• Replaces machine electrical components such as relays, switches, and motors, as well as position detecting devices that are malfunctioning.
• Controls that regulate building systems, such as air conditioning and boilers, should be monitored and adjusted.
• Other responsibilities may be assigned by the Property Manager.

The Ideal Candidate Will Possess

• A high school diploma or its equivalent is preferred.
• A supervisory experience of three (3) to four (4) years in this or a similar job is required.
• A valid driver's license and auto insurance.
• An EPA or CFC (HVAC) certificate is required.
