Job summary

The Waylon Apartments & Townhomes in McKinney, Texas is seeking a Maintenance Supervisor to lead a hands-on team ensuring safety, beauty, and full operability of the community. You’ll oversee repairs, budgeting for maintenance, and coordinate with operations to deliver exceptional resident service.

Requires HVAC-EPA Type II or EPA Universal and CPO certifications, plus 3+ years in apartment/building maintenance with supervisory experience. On-site living bonus eligibility applies.

Qualifications

• HVAC-EPA Type II or EPA Universal certification required.
• Certified Pool Operator (CPO) certification required.
• Minimum 3+ years hands-on apartment or building maintenance experience and supervisory exposure.

Responsibilities

• Oversee and perform maintenance repairs across the property.
• Schedule and monitor preventative maintenance programs.
• Respond to after-hours emergencies as needed.
• Manage service requests using Yardi or similar software.
• Maintain budgets and inventory for maintenance supplies.

About the Role

As a Maintenance Supervisor, you'll lead a team dedicated to keeping our communities safe, beautiful, and fully operational. This role combines hands‑on maintenance expertise with leadership responsibilities to ensure resident satisfaction and property preservation.

The Maintenance Supervisor at The Waylon Apartments & Townhomes is eligible for a 100% apartment allowance if living on-site.

Property Maintenance

• Oversee and perform maintenance repairs across the property.
• Schedule and monitor preventative maintenance programs.

What We're Looking For

• High school diploma or equivalent required.
• HVAC-EPA (Type II) or EPA Universal certification is required.
• Certified Pool Operator (CPO) certification is required
• Three or more years' hands‑on apartment or building maintenance experience required.
• Supervisory experience required.
• Experience with Yardi or other property management accounting software.
• Strong knowledge of residential plumbing, electrical, HVAC, carpentry, and appliance repair work.
• Ability to read, write, understand and communicate in English.
• A valid driver's license is required.

Estimated Rate of Pay

$31.44 - $40.87

This position is non-exempt; the range above reflects hourly rates.

The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:
