Description
Job Duties:
- Maintenance Supervisor shall support the Maintenance Technician to maintain the community in a first-class condition.
- Responsible for selection, orientation, and training of all maintenance personnel.
- Schedule, prioritize, and complete maintenance work orders as necessary.
- Respond to and immediately coordinate plans of corrective action to rectify all maintenance related emergencies.
- Provide direct and consistent communication to the Property Manager.
- Personally follow up with residents after successful completion of work orders.
- Keep all personnel aware of current safety regulations by holding regular safety meetings.
- Enforce trash standards on the property.
- Monitor the status of warranty dates and times for buildings, appliances, and equipment and to coordinate inspections prior to expiration of any warranty period.
- Record scheduled maintenance on all equipment based on the manufacturer’s recommendations and operations manuals.
- Monitor, safeguard, and keep accurate inventory of tools and equipment, including serial # recording and inventory.
- Regular inspects grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment.
- Conduct morning and afternoon meetings with the Property Manger to review maintenance issues and make-ready status.
- Train and supervise all maintenance personnel.
- Use Purchase Order system to ensure the maintenance department is within budget.
- Inspect common areas daily, before 9 am. Office, pool, fitness center, laundry, parking lots, dumpsters, models, etc.
- Walk all move-outs to determine the necessary repairs and access SODA charges.
- Check key log daily making sure all keys are accounted for. Perform an audit as the last assignment of the day.
- Check irrigation system on a quarterly basis.
- Maintain all storage and maintenance shops according to company standards.
- Get maintenance requests report daily and schedule turns according to the Wesley turnkey system.
- Enforce uniform standard and name tags, and enforce safety regulations.
- Enforce 24-hour response policy by responding to and coordinating plans of corrective action to rectify all maintenance related emergencies and notify to the Property Manager.
- Establish a pool maintenance schedule during the season and ensure coverage on weekends or in supervisor’s absence.
- Enforce overtime policy to ensure no overtime during the week, if possible. Communicate overtime daily with manager.
- Inspect all gated entrances and security service equipment to ensure that they are operable at all times and maintain in proper working order.
- Walk property for car check and notify Property Manager of any unauthorized cars on property.
- Perform all required inspections on the Preventative Service Schedule.
- Perform landscape inspection, with Property Manager and Landscape Foreman.
- Walk the property with Property Manager and review the monthly inspection checklist. Check for liability issues even if they are not on checklist.
- Be up-to-date on ADA policies.
- Review make-ready condition with Quality Turn on an ongoing basis.
- Record scheduled maintenance on all equipment based on the manufacturer’s recommendations and operation manuals.
- Monitor and keep accurate inventory of tools and equipment.
- Set goals to help motivate personnel and track their performance.
- Perform all of the above and any other duties deemed necessary by your Supervisor.
- Some weekends, early evenings, and on-call shifts may may be required.
Requirements
- Universal HVAC Certification required;
- College or Technical school training preferred;
- At least 3 years previous property management experience;
- Effective communication and customer service skills;
- Ability to interact with others in a team setting
- Meet ALL Maintenance Technician qualifications;
- Drug test and background check required;
- Reliable transportation and a valid driver's license required.
