Position: Assistant Maintenance Supervisor
We are seeking a skilled and experienced Assistant Maintenance Supervisor at Madison West Elm to support our Maintenance Supervisor in directing and administering our maintenance program. You will be responsible for performing repairs, troubleshooting, and preventive maintenance, ensuring the property is well-maintained and safe. In the absence of the Maintenance Supervisor, you will step up to lead the team and manage all maintenance activities.
Key Responsibilities:
- Perform maintenance tasks, including carpentry, masonry, painting, HVAC, appliances, exterminating, plumbing, electrical, and pool maintenance.
- Maintain awareness of the physical condition of the property and correct unsafe conditions immediately.
- Inspect vacant units, buildings, grounds, and common areas periodically.
- Schedule, control, and maintain accurate records of preventive maintenance, service requests, expenditures, and work-in-progress.
- Assist in keeping grounds neat and free of litter by raking, sweeping, shoveling, and plowing as needed.
- Maintain or monitor tools, mechanical parts, and amenities to prevent liability.
- Ensure all make-ready repairs and services are completed to company standards and on schedule.
- Change locks and make keys, transfer heavy appliances and equipment as needed.
- Assist in moving abandoned furniture, appliances, etc., to dumpsters when necessary.
- Maintain adequate inventory of spare parts and maintenance materials.
- Perform maintenance tasks personally or delegate to technicians, overseeing and inspecting their work.
- Schedule on-call maintenance employees with the Property Manager to ensure 24/7 emergency response.
- Follow the company's purchase order system for supplies or services.
- Report major repairs and requisitions to the Property Manager before any expenditure of funds.
- Work with the Property Manager and Maintenance Supervisor to determine training needs and assist in training maintenance employees.
- Perform work area cleanup and follow safety policies.
- Schedule and perform minor and routine maintenance on equipment regularly.
- Ensure storage areas and utility rooms remain locked and secured when not in use.
- Identify all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts, and prepare plans indicating locations.
Qualifications:
- Minimum of three years of maintenance experience; multifamily industry experience preferred.
- CPO and HVAC certification preferred; ability and willingness to obtain required.
- Experience in maintenance systems, including inventory control, preventive maintenance, and work order record-keeping.
- Proficiency in mechanical systems and equipment, including HVAC, landscaping, carpentry, plumbing, painting, hydraulic systems, and electric motors.
- Strong written and verbal communication skills.
- Demonstrated ability to troubleshoot and problem-solve.
- Ability to lead and manage staff effectively.
- High School diploma or equivalent experience required.
- Valid driver’s license required.
- Ability and willingness to travel between assigned properties if necessary.
