Job summary

Realty Operations Group in Jersey City, NJ is seeking a Maintenance Supervisor to oversee daily property maintenance, service requests, unit turns, and preventive maintenance to meet quality standards and budget. You will lead the on-site team, manage vendors, and ensure compliance with safety and codes while driving resident satisfaction and asset protection.

This role requires strong knowledge of building systems and hands-on leadership in a fast-paced environment; HVAC knowledge and licenses

Qualifications

• Minimum 5 years of property maintenance experience, including at least 2 years in a supervisory role.

Responsibilities

• Lead, train, and hold accountable the on-site maintenance team with coaching and performance evaluations.
• Oversee day-to-day maintenance operations, service requests, and preventive maintenance tasks.
• Plan, schedule, and execute unit turns to meet target times and budget.
• Source, schedule, and manage third-party contractors and service providers.
• Monitor vendor performance for timeliness and quality, ensuring contract compliance.
• Maintain HVAC, plumbing, electrical, and life-safety systems on property.
• Ensure compliance with building codes, safety regulations, and company standards.
• Manage purchase orders, inventory, and budgeting for maintenance needs.

We are seeking a Maintenance Supervisor to join our Residential Property Operations Team. The Maintenance Supervisor is responsible for overseeing all day-to-day maintenance operations of the property, ensuring that service requests, apartment turns, capital projects, and preventive maintenance tasks are completed on time, within budget, and to company quality standards. This position leads the on-site maintenance team, manages vendors, and ensures compliance with safety regulations, building codes, and company policies. The Maintenance Supervisor plays a critical role in maintaining resident satisfaction, protecting asset value, and delivering operational efficiency.

• Assign, track, and ensure timely completion of all work orders within established service level targets.
• Schedule and oversee extermination services, ensuring timely resolution of pest-related issues.
• Implement preventive pest control measures and maintain detailed service records.
• Plan, schedule, and execute unit turns to meet or exceed target completion times and budget.
• Source, schedule, and manage third-party contractors and service providers.
• Monitor vendor performance for timeliness, quality, and adherence to contractual agreements.
• Prepare and process purchase orders, ensuring accuracy of coding and approval compliance.
• Maintain adequate inventory levels while minimizing excess stock and waste.
• Oversee the operation and maintenance of all building systems, including HVAC, plumbing, electrical, and life safety equipment.
• Maintain high property standards for cleanliness, repairs, and aesthetic appeal.
• Ensure compliance with all building codes, safety regulations, and company standards.
• Lead, train, and hold accountable the on-site maintenance team providing coaching, performance evaluations, and progressive discipline as needed.

Requirements

• Minimum 5 years of experience in property maintenance experience, including at least 2 years in a supervisory role.

Skills

• Strong knowledge of building systems (HVAC, plumbing, electrical, mechanical).
• Proficiency with property management and work order systems).
• Proven leadership, vendor management, and budgeting skills.
• Ability to work in a fast-paced environment with multiple priorities.
• HVAC certification, EPA and other relevant licenses preferred.

Physical Requirements

• Ability to lift up to 50 lbs. and perform physical maintenance tasks.
• Ability to work in varying environmental conditions (heat, cold, outdoors).
• Availability for on-call rotation and emergency response as needed.
