The Maintenance Supervisor will lead and mentor the Maintenance Team, and oversee the Maintenance and Capital Improvement needs of an assigned FPI managed site, with the goal of meeting client expectations within the operating budget and management agreement.

DUTIES AND RESPONSIBILITIES
This role manages a team of Maintenance personnel, including Technicians, Groundskeepers/Porters, and Housekeepers/Cleaners, and is responsible for their performance management.
- Implement daily and preventive maintenance programs to ensure safe and proper property conditions.
- Inspect the property and common areas daily for maintenance issues.
- Complete maintenance requests within 24 hours.
- Change air-conditioning filters biannually and during apartment turnover.
- Perform semi-annual apartment inspections.
- Follow a preventative maintenance schedule.
- Provide on-call emergency maintenance services during evenings, weekends, and holidays.
- Respond to after-hours lockout requests.
- Inspect and repair vacant apartments for move-in readiness.
- Maintain equipment and property in good condition.
- Keep maintenance shops and storage areas organized and compliant with safety regulations.
- Secure parts, inventory, and equipment properly.
- Maintain an inventory of repair parts within budget.
- Wear provided uniforms during work hours.
- Provide necessary small tools for routine maintenance.
- Ensure timely completion of maintenance tasks to minimize labor costs.
- Prepare properties for regulatory inspections such as NSPIRE, MOR, TCAC, CALFHA, and collaborate with stakeholders.
- Comply with all FPI policies and perform additional duties as assigned.
Minimum Qualifications
- At least 2 years of leadership experience in residential property management or related fields like hotel or facilities maintenance.
- High School diploma or equivalent; industry certifications preferred.
- Ability to wear a respirator and be medically cleared for duty.
- Proficient in English (speaking, reading, writing).
- May need to provide own tools.
- Proficient in MS Office, Google Apps, property management software, email, and internet.
