Role Overview

The Maintenance Supervisor oversees all maintenance operations of the community, including service requests, preventative maintenance, personnel management, safety compliance, and customer service. This role works closely with the Community Manager to supervise staff and vendors, ensuring proper maintenance of the property.

Essential Duties & Responsibilities
  1. Maintenance Management
    • Attend onsite regularly
    • Coordinate and respond to resident/management requests and work orders
    • Ensure repairs and replacements in community areas and units
    • Inspect grounds and facilities daily for hazards
    • Manage maintenance supplies within budget
    • Implement preventative maintenance programs
    • Maintain a safe, organized maintenance shop
    • Promote safe work practices and OSHA standards
    • Participate in unit inspections
    • Keep accurate maintenance records
    • Assist with general upkeep and cleaning
    • Participate in emergency on-call duties
    • Utilize resources efficiently
    • Supervise maintenance and rehabilitation activities
  2. Personnel Management
    • Supervise, train, and schedule maintenance staff
    • Monitor work progress and provide guidance
    • Assist in performance evaluations
    • Support ongoing staff training and development
  3. Customer & Resident Relations
    • Ensure excellent customer service
    • Respond promptly to service requests
    • Maintain a positive community image
    • Enforce community policies
Qualifications
  • High School Diploma or Equivalent
  • EPA & CPO certification required; HVAC experience preferred
  • Basic computer skills and knowledge of onsite management software
  • Understanding of Fair Housing Laws and OSHA requirements
Physical Requirements

Must be able to move, inspect, operate tools and machinery, and work in various environments, including outdoor weather conditions. Ability to lift objects over 100 lbs. and work overtime, including nights and weekends, for emergencies.

License/Equipment
  • Reliable transportation required due to on-call duties
Additional Information

Compensation is based on skills, experience, and certifications, with a range of benefits including insurance, 401K, bonuses, and paid time off. Salary range: $25-$28 per hour.
