Maintenance Supervisor Responsibilities

• Manage all maintenance operations, including service requests, preventative maintenance, personnel management, safety compliance, and customer service.
• Work alongside the Community Manager to oversee staff and vendors ensuring property maintenance.
• Coordinate, schedule, and respond to resident and management requests and work orders.
• Inspect grounds, buildings, and community features daily to identify hazards and ensure safety.
• Manage maintenance supplies inventory within budget guidelines.
• Implement and maintain a preventative maintenance program.
• Maintain a safe, organized maintenance shop adhering to OSHA standards.
• Participate in unit inspections and maintain accurate records of maintenance activities.
• Assist with general upkeep and participate in emergency on-call duties.

Personnel Management

• Supervise, train, and schedule maintenance staff under the Community Manager’s guidance.
• Monitor work progress, provide training, and evaluate performance.

Customer & Resident Relations

• Ensure excellent customer service and responsiveness to service requests.
• Maintain a positive image of the community and enforce policies consistently.

Qualifications

• High School Diploma or Equivalent.
• EPA & CPO certification required; HVAC certification preferred.
• Basic computer skills and knowledge of Fair Housing Laws and OSHA standards.

Physical Requirements

Must be able to move, lift objects over 100 lbs., work in various environments, and be available for on-call emergencies.

Additional Requirements

• Reliable transportation is required for emergency on-call duties.

Salary Range: $20 - $21 per hour. Asset Living offers comprehensive benefits, including health insurance, 401K matching, paid sick days, and holidays.
