J.C. Hart Company in Carmel, IN is seeking an experienced Maintenance Supervisor to lead the maintenance team at our North Haven of Carmel community. You will oversee HVAC, electrical, plumbing, and general repairs, ensuring high-quality service and on-time responsiveness.

Qualifications

• Experience in multi-family maintenance or facilities operations.
• Ability to troubleshoot HVAC, electrical, plumbing, and carpentry issues.
• Strong communication and resident-facing service skills.

Responsibilities

• Maintain HVAC equipment, electrical panels, pools, appliances and general building systems.
• Handle on-call emergency maintenance rotation about one week per month.
• Adhere to preventative maintenance programs and manage work orders.
• Oversee stock control, tool/equipment inventories and budget adherence.
• Coordinate with contractors for capital improvements and projects.

Essential Functions

Troubleshoots, maintains, and repairs the following:

• HVAC equipment
• Electrical panels and protective wiring, including all property lighting
• Pools and pool equipment
• Appliance repair/troubleshooting/installation
• General plumbing
• General carpentry and painting
• Electric motors, controls and auxiliary equipment

Scheduling and Maintaining Operating Efficiency

• Emergency maintenance on-call rotation (on call approximately 1 week per month)
• Minimizes turnover time on vacant units in accordance with the Standard Operating Procedure
• Follows guidelines of preventative maintenance program
• Provides prompt and courteous handling of all Resident service requests
• Encourages Associate development

Inventory Management/Shop Maintenance

• Maintains a safe and orderly workshop, storage area
• Manages inventory levels and maintains property tools and equipment

Property Fiscal Responsibility

• Adheres to budget guidelines while overseeing stock control and the ordering and utilization of maintenance materials
• Understands and follows the maintenance sections of the annual property budget
• Processes maintenance invoices weekly in accordance with the Community Manager's specifications
• Keeps accurate records regarding preventative maintenance, work orders, purchase orders and all other paperwork
• Participates in capital improvements inclusive of scope development, bid process, and project completion

• Delivers an exceptional customer experience, both internally and externally, as defined in our Company's Engaging Vision of Customer Service
• Handles Resident inquiries promptly and courteously
• Establishes rapport with Residents and provides personalized service
