Job summary

First Realty Management Corp in Quincy, MA is seeking a full-time maintenance technician with strong self-motivation and hands-on knowledge of electrical, plumbing, carpentry, HVAC, boilers, and general maintenance. The role requires travel between three properties and using your own vehicle.

You will coordinate with the property manager, respond to emergencies, schedule and supervise janitorial and turnover tasks, and help maintain high resident satisfaction through reliable service.

Qualifications

• Ability to respond effectively to site emergencies.
• Ability to take initiative and be a self-starter.
• Basic knowledge of electrical, plumbing, HVAC systems, carpentry, and general repair and maintenance duties.
• Ability to prioritize responsibilities.
• Ability to communicate effectively with site staff and residents.
• Must pass a pre-employment physical.
• Valid Driver's License with good driving record.

Responsibilities

• Full-time position with regularly scheduled hours, Monday – Friday, 8:00 AM – 5:00 PM.
• Work between 3 properties in and around Quincy and Braintree.
• Coordinate budgets and manager’s plan items with the manager.
• Maintain inventory control of tools, supplies, and materials with the manager.
• Communicate daily with the site manager on on-site issues.
• Respond to daily emergencies and routine service work orders professionally.
• Schedule, perform, or supervise janitorial duties and unit turnovers.
• Inspect buildings and sites daily/weekly.
• Provide coverage to other sites as needed.

A full-time position is available for an independent individual, highly self-motivated with superior technical, hands-on knowledge of electrical, plumbing, carpentry, HVAC, boilers, and general maintenance work. This person will work with 3 properties on a regular basis, and will need to travel between the3 properties, using their own vehicle. This is an outstanding opportunity for an individual who has demonstrated the ability to promote and maintain good resident relations and effectively prioritize and organize both maintenance and administrative work. Individuals must have the ability to communicate effectively with a wide range of First Realty employees, site staff, residents, vendors, contractors, suppliers, and others responsible for servicing the company and property. The individual should be service-minded and take pride in their work.

Job Functions:

• Full-time position with regularly scheduled hours. Monday – Friday, 8:00 AM – 5:00 PM.
• Works between 3 properties, in and around Quincy and Braintree.
• Works on budgets and manager’s plan items with the manager.
• Responsible for accurate inventory control of tools, supplies, and materials, in conjunction with the manager.
• Meets and communicates with the site manager daily to update each other on on-site issues.
• Assumes on-call responsibilities for unforeseen emergencies, such as weather-relatedwith others where applicable.
• Works with manager to coordinate contracts and oversee contractor activities.
• Responds to daily emergency and routine service work orders in a professional and timely manner.
• Maintains site appearance by collecting and discarding refuse from common areas and throughout the site daily.
• Responsible for scheduling, performing, or supervising all janitorial duties.
• Responsible for scheduling, performing, or supervising all unit turnovers.
• Completes daily/weekly building and site inspections.
• Provide coverage to other sites on an as needed and/or emergency basis.

Other Job Functions:

• Work overtime as required for snow removal and on-call.
• Maintains a clean and well-groomed appearance, and wears company-issued uniforms.
• Is courteous to residents at all times.
• May be asked to perform work assignments at other sites, subject to any applicable contract provisions.

Requirements:

• Ability to respond effectively to site emergencies.

• Ability to get to the site in a timely manner to respond to emergencies.
• Ability to utilize basic computer skills enabling the use of First Realty computer programs.
• Ability to read product instructions and safety materials.
• Ability to fill out and complete work orders accurately.
• Ability to communicate effectively with site staff and residents.
• Ability to supervise and direct third‑party vendors and contractors.
• Ability to follow directions.
• Ability to safely operate power tools, such as saws and drills.
• Must be proficient with computers and be able to learn and effectively utilize various software programs such as Microsoft Outlook, ADP, Vantaca..
• Must pass a pre‑employment physical.
• Valid Driver's License is required, with a driving record that is in good standing.
• Reliable vehicle required, flexibility to work within multiple locations, required.
