We are seeking a Maintenance Technician for a property in Providence, RI. The role requires skills in electrical, plumbing, carpentry, HVAC, boilers, and general maintenance, as well as strong resident relations and the ability to prioritize and organize maintenance and administrative work. Candidates must be proficient with computers and familiar with software such as Microsoft Outlook, ADP, RealPage, and Entrata and should be service‑oriented and take pride in their work.

Job Functions

• Full‑time, Monday–Friday schedule.
• Inventory control and purchasing in conjunction with the manager.
• Regular meetings with site managers to discuss on‑site issues.
• Assumes on‑call responsibilities for emergencies, shared with other staff as applicable.
• Co‑ordinates contracts and oversees contractor activities.
• Responds to daily emergencies and routine service work orders promptly and professionally.
• Maintains the appearance of the site by collecting and discarding refuse from common areas daily.
• Performs preventative maintenance according to site requirements.

Other Job Functions

• Maintains a clean and well‑groomed appearance and wears company‑issued uniforms.
• Is courteous to residents at all times.

Requirements

• Ability to respond effectively to site emergencies.
• Basic knowledge of carpentry and general repair and maintenance duties.
• Ability to prioritize responsibilities.
• Ability to arrive at the site in a timely manner to respond to emergencies.
• Basic computer skills and use of First Realty computer programs.
• Accurate completion of work orders.
• Effective communication with site staff and residents.
• Ability to follow instructions.
• Safe operation of power tools, such as saws and drills.
• Must pass a pre‑employment physical before the start of work.
• Valid driver’s license with a clean driving record.
