Job summary

Greystar Worldwide, LLC is seeking a Maintenance Technician in Seattle to diagnose issues, perform repairs, and complete make-ready tasks for vacant units. You will inspect and coordinate work with vendors, maintain inventory, and ensure safety compliance across the property.

The role requires strong customer service, basic math, and the ability to read and follow procedures. You will work with a team to uphold quality standards and support ongoing maintenance initiatives.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Own hand tools unless prohibited by state law; safe use of tools.
• Ability to apply logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication.
• Read, write, and communicate effectively to represent management.
• Proficiency in internet, word processing, spreadsheet, and database management; property management system experience preferred.
• Mathematical skills for basic arithmetic in documents.

Responsibilities

• Assist and complete work orders from resident requests and perform routine upkeep.
• Oversee make-ready process for vacant units, inspections, scheduling vendors and obtaining supplies.
• Develop standards for cleanliness and appearance of grounds, interiors, and common areas to reflect Greystar quality.
• Periodically inspect work by staff to assess policy effectiveness and action plans.
• Inspect work by contractors to verify quality and compliance with standards.
• Maintain inventory and coordinate budget-conscious purchasing of supplies.
• Complete monthly preventative maintenance procedures.
• Assist Community Manager in budgeting for repairs and capital projects.
• Support cost-cutting by repairing rather than replacing when possible.
• Conduct safety meetings and ensure OSHA compliance.
• Provide courteous customer service to residents and team members.
