Mercy Housing is seeking a hands-on Maintenance Manager for The Vineyard Townhomes to join our property management team on-site. You will oversee building maintenance, budget, and vendor contracts to ensure timely turnover and quality upkeep.

The role focuses on direct hands-on work with responsibilities including patching, painting, basic repairs, and coordinating with vendors. This position emphasizes collaboration and a strong safety mindset in a community housing setting.

Qualifications

• High School Diploma or equivalent is required.
• Three years of skilled maintenance experience.
• Technical expertise in building trades.
• Valid driver license or ability to operate a motor vehicle.

This is a hands-on Maintenance Manager position that will work in collaboration with property management to perform building maintenance functions and oversee the budget and vendor contracts for The Vineyard Townhomes.

Pay: $29.00-$31.00/hour, depending on experience

• Early close Fridays (3 paid hours off each Friday)
• Early close prior to a holiday (3 paid hours)

What You'll Do

Duties

• Patch and paint walls, trim, and ceilings.
• Clean, repair, and maintain appliances.
• Prepare units for new residents, including completing necessary turnover work.
• Perform routine plumbing and electrical repairs.
• Assist with maintenance budget oversight.
• Coordinate and manage vendor contracts in collaboration with the property management team.

What We're Looking For

Minimum Qualifications

• High School Diploma or equivalent.
• Three (3) years of experience in skilled maintenance work.
• Technical expertise in one or more building trade.
• Legally operate a motor vehicle

• Technical certifications.

Knowledge and Skills

• Work in a collaborative manner and in a team environment.
• Comprehend and communicate in the English language, both orally and in writing. Present information to groups of people.
• Perform basic math and understand measurement systems used in the trade.
• Read and interpret electrical, plumbing, and mechanical diagrams and blueprints. Draft working sketches.
• Use maintenance, trade, and testing equipment and tools.
• Effectively oversee work progress of vendors or outside contractors.
• Legally operate a motor vehicle
