Job summary

Bell Partners is seeking an on-site Maintenance Manager in Wesley Chapel, FL. You will supervise maintenance staff, oversee interior and exterior upkeep, and ensure a safe, attractive living environment for residents.

The role requires 2–5 years in multi-family maintenance, HVAC/plumbing/electrical skills, EPA 608, and a CPO certification. Strong customer service and teamwork are essential.

Qualifications

• 2-5 years previous maintenance experience in a multi-family housing environment.
• EPA 608 Type I and Type II certifications, and a current Certified Pool Operator (CPO) certification is required.
• Understanding and ability to repair HVAC, plumbing, electrical, basic carpentry and mechanical systems.
• Proficiency with computer systems and email for reporting and communication.

Responsibilities

• Recruit, hire, train and supervise all maintenance associates and conduct regular performance appraisals.
• Provide feedback to associates with the assistance of the Community Manager.
• Ensure that the community and its grounds are in good repair and provide a safe and attractive environment for residents.
• Inspect the community and grounds regularly, identify areas in need of repair.
• Maintain grounds, coordinate lawn service and other outdoor grounds services from approved vendors as needed.
• Set up and maintain the Community Compliance Manual for the community.
• Respond to all repair requests and maintenance concerns from residents and staff.
• Prepare apartments for new residents.
• Ensure proper removal and disposal of trash.
• Maintain availability to residents, management, staff on a regular predictable basis.
• Attend required meetings and training programs.
• Follow all safety/OSHA requirements.
• Regular attendance and punctuality.
• Additional duties as assigned.
